Market Update Franklin County
Sales in Franklin County were up 13.8% in 2009 from 2008. Median Single Family home prices were up 1.4% in 2009! Realtors Closed 477 Single Family units in 2009, over 411 in 2008. Realtors Closed $97,001,742 in Single Family Sales in 2009! The Median sales price for Single Family homes in Franklin County rose from $182,500 to $195,000.
Single Family home sales were up in all of Pioneer Valley by 8.3% in 2009 over 2008! Realtors Closed $892,459,460 in Single Family home sales in 2009! At the end of December 2008 there was a 8.9 month supply at the current rate of sales, at the end of December 2009 there was a 7.7 month supply at the current rate of sales. The Real Estate market is considered balanced when there is between 7.5 and 8.5 months of supply.
Values continue to climb over a six year snapshot. Values have risen 9.5% for long-term investors! Median Single Family home prices were up 14.2% from $162,000 in the end of 2003 to $185,000 in the end of 2009!
